Denver Housing Market Update

A plain-English look at the latest Denver metro numbers from the Denver Metro Association of REALTORS® (DMAR), and what they mean if you're buying or selling.

September 2026 data · published October 2026

Buyers have more choice and more room to negotiate

13,567Active listings at the end of September, up 3.77% from a year earlier
4.76 monthsSupply of homes for sale
$575,000Median closed price, all homes (detached $635,000; attached $365,500)

September closings totaled 2,849, down 21.39% from a year earlier and the fewest for a September since 2008, while inventory kept building. DMAR's October report adds that about 65% of October sales involved seller concessions.

If you're selling: pricing and presentation matter more than they did a few years ago. Homes that are prepared well and priced against current competition still sell, but buyers are comparing more options and often asking for concessions.

If you're buying: you likely have more selection and leverage than recent years. That can mean negotiating on price, closing costs or repairs, depending on the home.
